Blockwell

For managing agents

When it isn't clear who decided, the agent usually takes the blame

Blockwell helps managing agents and the boards they serve keep a clear record of who decided what, and why.

Good board governance makes a board a better client. Boards that understand their role ask sharper questions, decide faster and stand behind the decisions they make, which leaves your team free to manage the building.

Why agents work with us

Clear records protect you too

When a decision is challenged by a leaseholder, a tribunal or an insurer, a board record of who decided what shows where responsibility sits.

Independent evidence of good practice

Useful for keeping clients, for tenders, and as expectations of managing agents continue to rise.

Better boards are better clients

Directors who understand their own role read your reports, ask better questions and make decisions on time.

Five ways we help

Each route states who receives the output. That never changes once the work has started.

Output to: the board

Review for a client board

Introduce a board that would benefit, and we carry out a Governance Risk Review on the same fixed-fee basis as any other board.

Output to: your firm

Board reporting review

We look at your reporting packs, compliance schedules and minute support across three to five sample blocks, and suggest practical improvements.

Output to: the board, copied to you

New instruction support

When you take on a new board, including after a Right to Manage handover, we help it set up its governance well from the start.

Output to: your firm

Team training

A 60 to 90 minute session for property managers on board decisions, records and the language that protects everyone.

How a review for a client board works

Your team stays in the loop throughout. The board stays the client.

  1. Step 1

    You introduce the board

A short call or email is enough. We take it from there with the directors.

  2. Step 2

    The board instructs us

Scope and fixed fee are agreed with the board in writing before work starts.

  3. Step 3

    One document request

A single, clear list sent once, so your team isn't chased for papers piecemeal.

  4. Step 4

    Findings to the board

With the board's agreement, we walk your team through the action plan too.

Independence is the point

  • Whoever commissions a review, the report goes to the board and the findings are the same.
  • Blockwell does not pay or receive referral fees.
  • Blockwell is not a managing agent and does not take on management instructions.

Questions agents ask

Priced to the work and the size of your portfolio. Board reviews start from £750, fixed.

Who you'll work with

Ben Tribe AssocRICS MTPI

Founder of Blockwell. More than a decade in block management, from property manager to senior roles, including a Right to Manage handover from the outgoing agent's side.

Will a review criticise our service to the board?

The review looks at how the board makes and records decisions. Where your reporting affects that, we say so plainly and practically, in the same words whoever commissions the work.

Are you competing for our instructions?

No. Blockwell does not manage buildings. Our work only succeeds if boards and agents work well together.

Who pays for a review of a client board?

Usually the board, from the service charge where the lease allows. The fee is agreed with the board before work starts.

Can training be run in-house?

Yes. Sessions run at your office or by video call, and are shaped around the boards your team works with.
